‘If I wasn’t doing this, I don’t know ...,' says a pensive ‘Edo’ Mapelli Mozzi when Spear’s asks what he might be doing if he hadn’t followed his long-held passion for real estate and interior design. He laughs, and then pauses once again for more thought. ‘I’d probably be an architect.’

Mapelli Mozzi founded Banda Property in 2007 at the age of 23 after time spent ‘going to auctions with investors and buying properties and doing them up’ in between his university studies.

While initially focused on property development and interior design projects in London, he has since expanded the firm into an internationally minded business, with a discreet, ‘end-to-end’ service for HNWs. 

The Banda banner includes a broad team and private office services, with property agents who can source clients’ dream homes alongside surveyors, project managers, construction experts, architects and interior designers. ‘It’s the ability for those private clients to have one contact all the way through,’ he enthuses. ‘We've probably got 25 different countries we’re doing projects in for clients, [with] London still being our hub, where 80 per cent of the team are based.’

Interior projects do not follow a one-size-fits-all approach, although Mapelli Mozzi often draws on natural materials while mixing in some vintage elements. He explains: ‘Every project is a blank canvas, and it’s also a collaboration with our client. And the location ... 30 per cent of what we do in every property needs to be authentic to that location. We like properties that feel of good quality, that will age well and be timeless.’

Recent international Banda projects include an ultra-stylish penthouse in Manhattan’s 111 West 57th Street tower, where floor-to-ceiling windows take in views of Central Park. ‘I think we’ve probably got 10 projects at the moment in Manhattan.’ Others, meanwhile, are based in the Alps, Milan and Australia. 

Clients include a mixture of tech entrepreneurs, media and film types, banking executives and members of royal families. 

The son of a British-Italian Olympian skier, the well-connected Mapelli Mozzi married Princess Beatrice in 2020.
