The vast majority have been off-market, as vendors have been reluctant to actively market their properties for sale.’ Like many aspects of the property market, Waters has seen this as an opportunity: ‘The last house I bought for a client was at a 20 per cent saving on the asking price – a discount of £1,000,000.’

His clientele is wide and varied. ‘I work very closely with my clients to refine their brief and search criteria,’ he says. ‘It is hugely important to really understand the sort of lifestyle they lead.’
